Phase 1 Desk Study Reports

A Phase 1 Desk Study Report provides a preliminary risk assessment of a site from the collation and review of published information regarding the sites historical, geological, and environmental setting. The assessment culminates in the production of an initial Conceptual Site Model (CSM) and is essential to gain an understanding of the key geoenvironmental and geotechnical risks present. The report will also make recommendations for any further investigation and assessment that may be required to mitigate ground related risks.

There are generally two scenarios for requiring a Phase 1 Desk Study:

1. Prior to construction, to satisfy the regulatory requirements of the planning process, environmental health and building control.
2.As part of due diligence (property transactions) to identify and evaluate any potential risks associated with the site and the liabilities which the prospective buyer will acquire.

Phase 1 reports can form standalone documents or alternatively can be combined into a Phase 2 Ground Investigation Report, a service that Advance can also offer.

Phase 2 Ground Investigation Reports (GIR)

The GIR follows on from the findings and recommendations of the Phase 1 Desk Study and forms the next stage of risk assessment for a site. The GIR will present the findings of an intrusive investigation that uses techniques such as borehole drilling and trial pitting with the laboratory testing of soils and rock to further characterise geoenvironmental and geotechnical risk. The GIR focuses on updating the CSM for the site and will provide detailed discussion and design parameters with recommendations for remedial works if required.

Our GIR’s will typically include:

  • A summary of intrusive works undertaken;
  • An initial ground model and details of ground conditions;
  • A summary of laboratory testing undertaken with geotechnical and geoenvironmental interpretation of the data;
  • Foundation and slab recommendations with discussion on geotechnical risk;
  • California Bearing Ration (CBR) recommendations for road and pavement design;
  • Surface water drainage strategy recommendations if infiltration testing is undertaken;
  • Contaminated land risk assessment;
  • Ground gas risk assessment; and
  • Initial recommendations for proposed mitigation measures and further works if required.
